Please read these Terms of Service ("Terms") carefully before using DeedWatcher ("Service"), operated by DeedWatcher LLC / T Rose Holdings LLC ("Company," "we," "us," or "our"). By accessing or using our Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
DeedWatcher is a subscription-based software platform that monitors county recorder databases, real estate listing platforms, and dark web sources to detect potential deed fraud, unauthorized property transfers, and related threats. The Service provides alerts, risk scoring, document storage, and an AI-powered chat assistant.
DeedWatcher is a monitoring and notification service only. We are not a law firm, title insurance company, or financial institution. Nothing in the Service constitutes legal, financial, or real estate advice.
You must be at least 18 years old and a resident of the United States to use this Service. By creating an account you represent that you meet these requirements.
You are responsible for maintaining the confidentiality of your account credentials. You agree to notify us immediately at support@deedwatcher.com of any unauthorized use of your account. We are not liable for losses resulting from unauthorized use of your account.
DeedWatcher offers monthly and annual subscription plans at varying price tiers (Homeowner, Landlord, Investor). All plans include a 7-day free trial. No credit card is required to start a trial via the mobile app; a credit card is required for the web signup flow.
IMPORTANT — AUTO-RENEWAL NOTICE: All paid subscriptions automatically renew at the end of each billing period (monthly or annual) at the then-current subscription rate unless you cancel at least 24 hours before the renewal date. By subscribing, you expressly authorize DeedWatcher to charge your payment method on a recurring basis until you cancel.
How to Cancel: You may cancel your subscription at any time by visiting your subscription management portal at billing.stripe.com, or by emailing support@deedwatcher.com. Cancellation takes effect at the end of your current billing period. We will send an annual reminder email before each renewal of an annual subscription.
New users receive a 7-day free trial with full access to one property. After the trial period, continued access requires a paid subscription. We reserve the right to limit one trial per person. Use of multiple accounts, phone numbers, or email addresses to obtain additional trials constitutes a violation of these Terms.

We do not guarantee the accuracy, completeness, or timeliness of any data retrieved from these sources. Geographic coverage, recording delays, and data provider limitations may affect monitoring results.
IMPORTANT DISCLAIMER: DeedWatcher is a monitoring and early-warning service only. It is NOT a substitute for title insurance, legal counsel, or other professional property protection measures. A DeedWatcher subscription does not guarantee that fraud will be detected or prevented. We strongly recommend maintaining active title insurance and consulting a licensed real estate attorney for any legal matters related to your property.
The Service uses artificial intelligence and machine learning models to generate risk scores (1–10), triage summaries, urgency ratings, fraud classifications, and chat assistant responses. These outputs are informational only, may contain errors or inaccuracies, and do not constitute legal, financial, or professional advice of any kind.
AI models can produce incorrect, incomplete, or misleading results. A risk score or alert generated by DeedWatcher is not a legal determination of fraud, and the absence of an alert does not guarantee that your property is free from fraudulent activity. Do not take any legal, financial, or real estate action based solely on AI-generated content. Always verify alerts independently and consult a licensed real estate attorney before taking any action in response to an alert.
DeedWatcher LLC / T Rose Holdings LLC expressly disclaims all liability for decisions made in reliance on AI-generated content produced by the Service.
All content, trademarks, software, and technology associated with DeedWatcher are owned by DeedWatcher LLC / T Rose Holdings LLC and are protected by applicable intellectual property laws. You may not copy, reproduce, or distribute any part of the Service without our express written permission.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, DEEDWATCHER LLC / T ROSE HOLDINGS LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING OUT OF OR RELATED TO THESE TERMS SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE THREE (3) MONTHS PRECEDING THE CLAIM.
You agree to indemnify, defend, and hold harmless DeedWatcher LLC / T Rose Holdings LLC and its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including attorneys' fees) arising from your use of the Service or violation of these Terms.
We reserve the right to suspend or terminate your account at any time for violation of these Terms, fraudulent activity, or any other reason at our sole discretion. Upon termination, your right to use the Service ceases immediately. Provisions that by their nature should survive termination will survive.
These Terms shall be governed by the laws of the State of New York, without regard to conflict of law principles. Any disputes shall be resolved exclusively in the state or federal courts located in New York County, New York, and you consent to the personal jurisdiction of such courts.
CLASS ACTION WAIVER: To the extent permitted by applicable law, you agree that any dispute resolution proceeding will be conducted only on an individual basis, and not as a class, consolidated, or representative action. If for any reason a claim proceeds in court rather than arbitration, you waive any right to a jury trial.
Notwithstanding the foregoing, either party may seek injunctive or other equitable relief in any court of competent jurisdiction to prevent the actual or threatened infringement of intellectual property rights.
DeedWatcher operates two SMS programs:
Consent is not a condition of purchase. You are not required to opt in to SMS to use the Service or purchase a subscription.
Data sharing: Mobile opt-in consent and phone numbers will not be shared with any third party or affiliate for their own marketing purposes.
Message frequency: For the educational campaign, no more than 7 messages total. For account holders, alert messages are sent as deed activity occurs; marketing messages are sent infrequently, no more than 4 per month.
Costs: Message and data rates may apply. Contact your wireless carrier for details.
Opt-out: Reply STOP to any message at any time to cancel. You will receive one final confirmation and no further messages. Reply START to re-opt in.

SMS service is provided through Twilio. We are not responsible for delayed or undelivered messages due to carrier issues.
We may update these Terms from time to time. We will notify you of material changes by email or via an in-app notice at least 14 days before the changes take effect. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
